The headline numbers show a 2% price softening year-over-year — but that's only part of the story. New buyer contracts jumped 16% from March 2025 to their highest March level in three years, mortgage rates are lower than they were a year ago at 6.38%, and months of supply is still well below the 6-month balanced market threshold at 4.01.
